We Source the Property

Using our proprietary models, we find the property where we believe we can substantially increase the return on investment and cash-on-cash return.


Ever-changing market conditions, along with the uniqueness of each property are thoroughly assessed before the property is acquired.   

We Invest First

We invest our capital into the project for many reasons:


  1. We believe our efforts will increase the return potential of the properties we acquire
  2. Our rehabilitation approach has attracted tenants while increasing rents and cash flow
  3. We believe aligning our interests with our investors and other limited partners is the optimal way to achieve success.

We Secure Financing

Different projects could require different types of loans, such as a construction loan or a full rebuild. We work with our lenders to secure the appropriate financing that works for both of us.

Investors Enter Here

We seek investors, or limited partners, as a bridge between our capital investment and lender financing. We typically have two or three limited partners on any given property to keep the accounting simple.

We Start Building Together

Once all the financing is in place, we start the rehabilitation process. We manage the project using experienced, local, designers and construction partners.
